Aaron, there is not enough info to post a great response, but here are my initial thoughts.Always fix critical items first and cosmetic items last...anything that can cause additional damage and expenses needs to be adressed first.

I know steep driveways can cause water runoff issues as well as it gets difficult backing in and out of the driveway and also getting stuck in the weather.Some people do not care but I love level lots and driveways myself.

The listing agent can have a listing agreement where no commission is received if the owner produces the buyer, Likewise, depending on the steps @Geremy C. has already taken, even if the listing agreement expires, the listing agent could still be due a commission if s/he could prove they were the procuring cause of the sale.

I am thinking about an agreement that the renter/lessor agrees to accept responsibility for the safety of themselves, family, guest, and anyone else that they cause to be on the property.
