You might just have the scrape/wipe the walls, repair a little drywall and paint some areas.I had a tenant set my kitchen on fire in one of my rentals once and it didn't turn out to be that bad.

It's bad enough to open a wall up to fix electrical but that's worse if you have to do lead abatement to put the wall back.
