Any appliance using propane needs the orifice and perhaps other parts changed to accommodate propane so I expect it is rare that someone uses propane when the gas bill isn't paid.

Otherwise I would find the replacement costs for roof and hvac most importantly, maybe bundle water heater and all appliances in to one pile with a 6-10 year life span, carpet (4 year life span?).

Hi Todd,(Assuming you are not allowed to do this before you bid) Once you move in pay of a home inspection service to give you a written report of the problems.That's the only way to tell.Then fix what's needed to be fixed.Peking through the windows will reveal if there appliances inside, but not their condition or remaining service life.Shop Vacs eat spiders, just remember they may still be alive in the vac-bag and crawl back out for their revenge when you turn it off.Good Luck!

We added a new metal roof since the carport showed signs of past leaking, new vinyl plank everywhere, new paint, gutted the kitchen, added new appliances and new cabinets, added beadboard panelling to the kitchen and one bedroom to cover up some old wallpaper, new baseboards, replaced all wood windows with vinyl, new carport ceiling, new wheelchair ramp.
