Now this is a small six unit building, with ALL previous owners gone and new owners either moved in or rented out, two of the six units are in foreclosure and hence vacant, and the new owners are getting familiar with rules and regulations of the HOA documents which are like six phone books, so the questions about who's responsible is met by "...well I don't know either what do YOU think?"

With the possible exception of some small rural electric or propane company, I have never seen an electric/gas company pursue a personal judgment against anyone (phone and cable companies do, but rarely, and they are just quasi utilites).

They were both courteous and respectful and let me know that the tenant on the lease is at work right now, I left my phone number for him to give me a call asap.My plan is to have all 3 tenants fill out a new rental application so that I can do background checks, if everything checks out, I plan on Jan 1 having them sign a lease at a higher rent.
