The PM is gonna charge you to manage the property and any repair cost on top of that, so be ready to give out a decent chunk of your revenue in exchange for a peace of mind (assuming you hire a good PM).If you are tired of doing PM's work, definitely hire a good one.

But the lead sources I use / have had success with is : Vacant, Pre Foreclosure, Tired Landlord, Probate (never had success with this one), D4D, Door knocking in mid-low quality neighborhoods, Cut water list, code violations, Liens, FSBO, FRBO, Expired, Bankruptcy, Divorce, Pretty much any major life changes - there is an acronym that has all of them but I cant remember it.
