Instagram, Facebook, Open Houses, cold calling realtors who do business in that location, REIAs, 

Zillow, Truilia, Facebook etc.... look at comparable units and what they are listed for, rather than rely on some single stat for the area etc

We originally did it as a walkthrough of a fourplex that I was remodeling, I posted the "meetup" to private group on facebook. 

When an application is submitted, I review all the information on it, look them up online, check their FaceBook and their references' FB, make some calls, verify they're who they say they are and so is their network of others, and that they do indeed make the money they say they do.
