I'm not (at least not for more than 2 of my units).I don't deal with ACH, tenant screening (professionally) and all that stuff that's offered with these services.What I do need is a program to easily add a new property/unit, put in the rent, any recurring or one-time costs, mortgage info, purchase price and associated costs and the same for any sale transaction on the property.

We replaced the microwave because it stated on the lease only because it was old but when we put in a new one we revised the lease and had them sign it that if this microwave breaks THEY will need to replace it, guess what it never broke.We replaced celing fan and sliding door we deducted from their deposit.We never include washer and dryer they need to bring there own.When appliances are broken by tenants we do replace with semi used ones and have them sign a revised lease that they agree to replace if they brake it.

Most very successful agents out there aren't part time agents, it's their whole work life :) It's just wise advice to plan financially for the worst so you can put in the time up front, work hard and do the right thing as you start down your path.

Yes, absolutely ask for a price reduction or what I would do is request a repair credit for the roof to be put in a seprate escrow account, so that you get the cash to affect the repair and the lender doesn't reduce the amount of the loan.
