My advice would be for sure to become a part of the FB group Short Term Rental Listing Advice through the Short Term Shop, Also become a part of the STS community and ask questions there and you will get a boost!

I think that you can answer this yourself by now.To add "insult to injury," as mentioned in the previous landing page analysis, the actual lead form is placed below the “fold,” which further hurts the conversion rate.I don’t know this advertiser personally, but I would be highly skeptical of their results.

If I were you, I would be firm with needing rent more timely, I would still contact the male because she can't kick him off the lease, and I would have a conversation with her along the lines of "this is clearly not what either of us signed up for, is clearly not working, and what can we do to get you to a lower cost living situation as soon as possible?" 

Specifically, the Groveland and Oakhurst regions seem promising if I can find the right deal.I would love to hear from anyone with experience in short-term rentals in these areas.

That would be like shooting at a flying goose blindfolded. 

Student housing is a definite no for many or perhaps most/all standard carriers but pricing doesn't necessarily have to be triple.  

Also, your loan will likely be more advantageous as a residential investment property right now.
