Fannie Mae changed their rules back in 6/1/2016 to now allow it and it wont violate the "Due on Sale" clause.

The banks can be very stern at times about their bad evaluation of the actual worth of the property and it takes time for them to realize it wont sell at that price.  

One of the tenants is a horrible hoarder and over the past 7 years he has destroyed the unit including windows, doors ect.

might be smart to buy it and have hi hold the mortgage rather than gift it so you wont have to pay taxes down the line on capital gains from 0 dollars to whatever it is worth in the future.

My comment is, it really wont do that if your rents are at least 25% more than your PITI mortgage payment on that property.

@Marvin Byrne My two cents, I closed a four unit with the NACA program in 2019 and $10,000 wont get you where you need to be.

No doc that is asked for is not what is exactly needed.Your partner can get over their shyness or you wont get the loan, its that simple. 

As long as the house is in good shape it wont be risk of being condemned and demolished.
