I have several clients wanting to self-direct and leverage their IRA into multi-family property.  

I want to move my Roth over to a self-directed Roth IRA.  

Dealer (earned) income is not subject to passive loss rules like investment income (which restricts your ability to deduct passive losses over a certain AGI threshold- used to be $125K), and you can contribute to IRAs and pension plans based on dealer income.  

Wholesaling is a great way to earn "quick cash" but now I do it within my self directed IRA so I don't give up half of my profits to the government!!!!

When you've used your primary policy tool by dropping rates to nothing and followed it up with your most powerful backup plan that has not effected inteded changes (besides restoring 401k's and IRA's to pre-crisis levels) you face a serious dilemma.

Possibly a good target are people with self directed IRAs who bought investment property with cash... who might legerage their investment at (say) 40% or 50% LTV.

The self-directed IRA company I use is there and they have great instructional meetings and webinars.
