Write it up as a personal letter.When you do all that, then contact a local RE Agent to give you a list of all the houses in that neighborhood that have sold in the last 5 years with all cash.

On the Multiple Listing Service, agents who are listing multi families rarely have all the numbers that are needed to see if its a good deal or not.

Stifel bank - I know several people, including clients (I'm an investor-friendly agent) who use them for that specific reason.  

Regarding the real estate license, I belive it is great tool, but you should clarify to yourself to what extent you plan to use it and how much time you are willing to put into the day to day dealings of a real estate agent.
