We are not familiar with the area directly outside of just what we can find online about it and would like to hear about the area from someone who knows it well and may be able to provide a local contact  Recommend local RE Broker most will do this type of work for a modest fee.

Yes, there are lenders out there who will fund these types of deal.

State regulation for in home day care 4 people or less do not require any type of business license or does not require the tenant to have any type of day care license. this tenant has 3 children in the day care.  

You may have to use a different type of loan, which of course wouldn't have as many benefits as the FHA loan.

I house hacked it for the first 7 years till I moved, I then rented it  out about 10 years ago.I've been a hard labor type my whole life, always able to go make a living working hard. 5 years ago I found out I had kidney failure, 2 years ago I officially became disabled.
