@Mason VitalisYou may be referring to the 2-out-of-five-year rule which states that you must have owned and lived in your home for a minimum of two out of the last five years before the sale to qualify to exclude up to $250,000 of that gain for individuals and up to $500,000 if you file a joint return.

Seller did not feel that a second position mortgage adequately protected her.My proposal is that we have two (2) transactions.The first transaction will be for an undivided 7/10 interest in the property and the sale price will be $157,500.The second transaction will be a sale on contract of the remaining undivided 3/10 interest in the property for the remaining $67,500.

Daniel,You are asking a couple of good questions on here, but I think you need to add a couple of more and take two additional steps before purchasing.First, the more data you start trying to look at, especially data that is not necessarily relevant, rather than finding clarity, you find confusion.

Did right around 138k in two houses on 218 nights on two side by side houses combined.Our thought process is we would rather have a high ADR and lower occupancy than be 90% with higher use and damages.
