@James Melby The inventory is tight in Hagerstown at the moment but that only means you can charge higher rent.

It's either going to be a Homerun or a Strikeout. lolI would say that if you're borrowing the funds for purchase and rehab, then this is way too tight a margin. 

Typically smaller deals under 50 spaces and locations that are more rural will be best suited for local or regional banks.

It’s definitely a fine line/tight rope.

@Alex Martens - another route might be to sell the business (tangible assets and cafe name) and then rent the space to the new cafe owners.
