She was tired of being hassled and low balled by investors so as soon as I answered "yes" to the question of was I an investor she was ready to hang up.

I just hate the thought of having to wait 4 years to get the ball rolling.

Only one remains which should be paid off in 2 months after 8 years of ball and chain debt dragging.Anu

If it was only for real estate I would probably just go to Milwaukee, Wi. or  Chicago as I have friends there and even a company branch will help with work and than invest to Milwaukee, but there is no mountains around and average temperature is kind of cold.Texas and Florida on opposite side.I was thinking to rent 2 bedroom for $600-700 range, get some cash reserves and starts on 50-100k deals.

I stay within 1 mile radius from the ball park.

I have listened to it passively for too long and am taking the steps to get the ball rolling.  

I'd love to focus on 12+ unit deals, however, I feel like I need to crawl before I ball. 

Years back I didn't want to have that hinder my negotiation ability but its a different ball game today.

Not sure if it might have fallen off the window due to temperatures at this time. 

There really is not crystal ball, but it has been my experience that my stress level has been lessened by focusing on this type of renterNote:  obviously i don't discriminate, i just use my better judgement, go through the normal screening process and pray :)
