Technically, no, sellers can't just unilaterally cancel a contract, but they could make things difficult as far as not doing paperwork that's needed, etc, even though technically that failure to perform is a breach.

The holes are: -technically the investor is not completely removing themselves from that deal, since the property becomes a part of the overall REIT, and therefore the shares issued have a bit of exposure to that traded asset.
