The plan is to rent it out to a family and advertise the other side as a MIL (mother in law) suite so it’ll make renting out the entire thing easier.

The Office is 66% occupied (4 or 6 suites filled) and it still cashflows as above (those 4 tenents have leases through '18 and '19).

You could also get an engineer to design a foundation to suit the site conditions, as the IRC typically requires a minimum soil bearing capacity of 1500 psf.
