So I’ve been studying for over a year about real estate by watching YouTube, podcasts, all of those places and I finally made up my mind on getting my license.

The house next to it though is an empty mobile home--  though the owner mows the lawn so the lawn is maintained.  

Based off what I been studying that’s what I’m hearing people do. 

I was losing hope in finding a property and I did not want to own a multi or single family due to the cost of maintaining.

Taking into account that you have probably made prior analysis that you can turn a profit by renting property in a specific area, I would set a target goal for myself in terms of profitability (also taking into account the future costs associated with maintaining the property, e.g repairs, repaints, etc).

We bought it because it also has a 1000 sq. ft external garage that has a split HVAC unit in it and used to have plumbing maintained in it. 

Im studying multifamily and fairly new to Greenville, SC.

Most of your due diligence (MEP & Arch study) falls under a feasibility period.

Both of us have studied permaculture, so based on permaculture design principles we cleared a couple acres, planted a food forest and dug a pond.

I'm currently studying for the National and State Real Estate Broker exam in Colorado!
