Hello BP! First time on BP, posting and delving into real estate.

Hello All, this year I finally decided to become serious about real estate investing. My history so far was I had owned a two family home for 14 years before selling it, paying off some debt with the funds and then buying a condo in South Jersey. After 4 years of living in the condo and rebuilding my funds I decided to buy another condo. But unfortunately, banks were denying my purchases due to most of the units that I put a contract on were considered as "condotels". I was losing hope in finding a property and I did not want to own a multi or single family due to the cost of maintaining. However, of recent, I did a real estate class which was advertised on FB. My mind was blown over how many strategies there are in real estate and more importantly how I can obtain a HML to purchase/ repair a property. With my new knowledge, I am going to try again. Hoping this time I can achieve my goals of purchasing a property. I have been looking at homes, looking for an HML and looking into wholesale properties. So any guidance BP savvy and knowledgeable members can provide, I am open to learn and become as successful as you all are.
