This was confirmed for me in 2000 in a conversation I had with the then in existence Texas Savings and Loan Commission which had over seer authority over private lending.

But in Florida, we also have the "save our homes" 'grandfathering' where they can only increase the taxes by a certain percentage each year.  

We were struggling/ hated hours spent on potential profitability of the purchase in all the calculators by copypasting, and using background in tech created rei-lense.com to get all the numbers on the spot which saves so much time! 

@Max Tanenbaum - there are lots of companies (usually law firms) that specialize in tax appeals; they take a percentage of the first year's savings as payment, so you don't have much to lose by using one of them UNLESS the appeal results in a higher tax.

They also are really appreciative if they don't already have a wall mount so me buying it goes a long way in starting the landlord/tenant relationship off on the right foot.

I am looking to learn more about the Tri-cities area in Washington and possibly start up a relationship with a realtor that focuses on working with investors.

Also the next time the tenant starts behaving unprofessionally, simply ask them to call you back once they've calmed down and hang up on them...or just hang up on them.
