With long-terms you'll want it filled out or close to full whereas with a rehab you'll want it empty or relatively empty to be able to start renovations as soon as it's been purchased.Try to find out more about the cash flow, tenant history, and if it will need renovations as those will be the key indicators for what type of loan you should be looking for.

If you are getting started and are in New York, I would not recommmend you buy in New YorkStart in a place like Michigan, Tennessee, Missouri or Mississippi.

It will probably only get used during the winter. and I can see some maintenance issues too with all that moisture inside it would be easy to get mildew or mold growth started if it is not maintained properly and often. also it is traditional to follow up your time in the sauna with a dive into a nice cold lake (or pool), or at least you might want to have a cold outdoor shower nearby. personally I would spend my money on something like a hot tub before I bought a sauna.

exploring different options right now, might start with something temporary for now and then maybe change things permanently later if the codes allow itit's definitely a bit of a strange building...but the whole building is built like that so maybe that's the "in" thing these days hai am sure i will have a zillion more questions down the road...thank you all!!
