I’m hoping to do my initial due diligence in the next couple days and have the contract locked in by the middle of the week if the concept is feasible.

Interesting concept/tip with the plus $100 on lease agreement.  

Or in our case, we can also use it to buy another business with the same concept.

This concept ignores the dynamic explored above, has no reasonable basis, and worst of all in the context of the previous two reasons -- is disfavorable to the client.And -– if reasonable comp should be 100% of net taxable income, we have a big problem on our hands.

I also got "Real Estate for Dummies" which has less humor and is a bit dry, but it helps with all of the little details along the way and simplifies several concepts. 

I am interested in this concept, but also would be a little nervous that I would be stretching myself too thin.

In fact, if a property has been recently rehabbed I probably don't want it because the first floor will be open concept and all the walls will be gone so there's no living room or dining room left to turn into a bedroom.

It needs a new roof, a wall knocked down in the kitchen (to give it an open concept), paint inside and outside, new flooring and kitchen appliances.
