You can always refi down the road once rates improve.

I can see how holding property with other individuals could lead to some real complications down the road.  

There are times when taking the high road is the best option but when people are getting rich off of other's lack of knowledge it's not acceptable (to me) to stand by and not at least try and do something. 

I travel there every quarter.. and Invest in other markets I have targeted as well. so  I spend a good deal of time on the road.. flew 75k miles last year for instance. but I am not in the landlord business so much more going on with us...

Might be OK for a while, but you're just deferring the issue for later on down the road.

So many factors can affect a parcel's value including topography, soil quality, zoning, history, utility access, road access, shape, etc.

Those kinds of numbers don't warrant an approach that could hurt you down the road, such as a loan being called or a claim not being covered.
