Doesn’t it feel defeating to have to spend a years profits on repairs?

Negotiate office fees lower instead of 200 a month say 75. be prepared to spend most of your day on the phone calling people.

If you spend $830K on a 4-plex you need about $2000-3000 per month per unit (roughly).
