However, if the fact that they already have two dogs in the house is physically evident by how they keep their house and how it smells, and if the neighbors are complaining, then I would charge them additional or require them to get rid of the second dog.

As I've said in previous posts, people that are playing with their own cash can make a lot more money on most deals than those who are having to use some type of financing.And, as for ARV's and wholesalers...if you find a wholesaler who consistently (I'm talking over the course of years) brings you high-quality deals with solid ARV's & rehab estimates, then begin to trust their numbers.

(And, by the way, if you are using it for other things and get into an accident, there is a chance that the LLC's insurer will not cover the claim, because the insurance will not cover personal use, only business use.)If you get sued by a tenant or other creditor, that person may look for evidence that you have mixed your personal money and the LLC business.

You can even help her out by advertising it early and scheduling an open house, IF she can solidly commit to the move out date and leaves it in good condition.I'd emphasize that you're willing to let her out of the lease even though you don't have to, but she will be absolutely responsible for rent until the date of the new lease.

taxes are around 41,000 now.That being said its just now starting to cash flow well and we're looking to do a Hud loan to have a really nice LT cash flowing property unless somebody decides to send us an offer we can't refuse :)Carpet will be a thing of the past in a few years as we're planning on making turnover costs a priority and keeping those as low as possible.All in all, a solid deal; will be great after Hud loan is complete.

I begin investing in Tax Liens approximately two weeks ago.I felt the timing was right and since I had some disposable income, I jump head first.I am still relatively new to the area and invited a fellow business colleague to assist me with accessing some of the areas; well a partnership was born.Although, we are both novices in Tax Liens, I have a solid background in researching topics (mostly taxation) but I digress so I felt mildly comfortable with this sudden turn of events.Well in hindsight, my partner and I management style is vastly different; this is where the slight nuisances started to appear.

Towns like these interest me as they seem to have some solid opportunities available for someone with motivation and the will to succeed, while also being home to beautiful mountains with hunting, fishing, and outdoor opportunities.Also I'll be all over these states so if any BP members would like to meet up, get coffee/dinner, and B/S with my wife and I about RE that'd be awesome!

I got everything fixed except the roof, which is required to be replaced sometime during this year - it was expensive:  $1000+ vs $600K for like properties I own in the area but I got it and it is a good, solid investment.
