in my opinion using an LLC isn't about the lending piece it's about the liability piece, making sure that a law suits both from future tenants don't affect the rest of your holdings as well as if one of your partners gets sued it won't affect your share of that partnership!

In my opinion the real estate part of investing is just one small piece, to be successful at it takes a package of things, from the correct entity structure, correct tax strategy etc.... and of course this is a process, and it doesn't happen over night. be clear on what you want and go for it I say, but take it all in as your doing it.

@Kimberly James Awesome that now you have the REI mindset going that your ears are attuned to anything that may present an opportunity (it's amazing how that works subconsciously).I have 2 unsolicited pieces of advice that I gleaned from joining BP - which I think was about 2 years ago - reading posts, networking, etc.The first is if you have no real estate experience and have never managed or been the participant (i.e., property owner) in a major rehab (which sounds like what this apartment is going to need to fetch top dollar) then doing it from a distance is going to be tremendously difficult.

Wouldn't this create a higher ARV if you got to pick out a nice piece of land and fix up the mobile home there to sell.
