Thanks Matt Hey Matt, Pensacola receives a lot of visitors between the beaches, hospitals, navy base, downtown and colleges so it can be a great market for STR(including AirBnB) investing. 

The other good news is you ca use the rents of the other units as income to qualify so you can essentially qualify for a higher home price.That sets up your next investment property as you move out its now a 2-4 unit with multiple doors bringing in more income. 

I’m living in Boulder, CO right now, so that really hurts the affordability, it's looking like most of the things I can afford here would be a condo/townhome.

I know they're selling some new construction quads in the Mandarin area which are in a pretty solid B/B+ area and I think they have some quads on the westside too, probably more like a C+ area but I haven't been past the property in 2+ years so it could've changed.

So my vote is for rentals.  

It kills so many birds with one stone.

There is so much info out there that's it's overwhelming and difficult to grasp everything.

Now I wonder those three girls who has already lived in are also part of the so called organization.What should we do?

I'm so thankful for the Carls and happy I went this route instead of wasting money and time on a property manager. 

I have only 3 doors now but I'm getting more soon.Some one mentioned REI Hub so I'm looking for some user reviews and other suggestions that you may have experience with.I downloaded the free 30 day trial of REI Hub but I think it will take more time to set up than the help it will provide.
