I have been real estate investing for 20 years and my primary activities are providing loans for private mortgages to rehabbers, building new construction homes and investing in year round rentals. 

How can you have a $100 million dollar yearly payroll without being able to sell any tickets?  

And if so, people looking for homes may no longer feel the need to be in Austin itself (maybe cedar park, round rock, leander instead)Or will more people move INTO Austin since they are moving out of NYC and SF?

I intentionally use rounded percentages and simplified formulas, making the numbers incorrect.

The big difference between this round of the business cycle and previous ones is how aggressive the Feds intervened and how little push back the society reflected (hence the little interest in the congress to tame it down).
