Hi @Alyxaundria SanfordIt sounds to me like you have your head in the right place  - it really is ideal to stabilize your financial situation before trying to push it forward to greater heights.

Ask the seller for more time, they give it to you, and you push push push to find a buyer.  

My closing was pushed out 2 days due to some title documents from the selling banks side being delayed. 

I called agents a lot and eventually settled on an area and a guy that was pushing a lot of deals in the neighborhood I liked and I found one I couldn't pass up.

We have a long way to go to get to 20 this year but keep pushing and hopping for success.  

In a L/O situation, this is cheaper than a typical lease-up fee and not hard to push onto the seller because this is the cost of the deal being "licensed and insured".As an agent, why are you doing assignments instead of just brokering the transaction? 

I was just replacing a section of laminate in house where animal urine had soaked in to the crack, causing the particle board backing to swell up like sponge push through to the surface.

You need to buy everything you can get your hands on at these numbers because the run is not going to come to an end at some point and you may never be able to get these types of deals again"And I think thats the advice that really pushed me over the last couple of years to really attack my investing.So to pass it on.
