I cannot give the tenant buyer a rental credit or deduct any portion of the monthly payments from the sales price if they decide on their own to exercise their option to purchase?

Plan is to refinance later this year and role it into another property.

Many times when you do one of those two "reality check" exercises, you will discover that the person making the claim.... well, is a little off. 

When showing the property, mention it, but focus on the other positive assets of the house rather than fixating on the problem.With SFR, it is normally the occupants role to maintain the yard.  

On any transaction, you're going to be dealing with a lot of people in a lot of different roles, so it's good to get yourself out there. 

If you want to debate semantics, I'm up to the task however the better solution, in my mind, is to better define the role and deferent use yourself from the boneheads.

@Justin Hazel Look closely at what @Brian Burke has to say.For me, I regularly put together my partnerships with 3 members, but that's because each member has a specific reason for being there, and they know going in what their roles and responsibilities are.  

What he meant is that if you forego eating balanced and exercise and not go to the doc occasionally for check ups you will pay way more later in the form of heart attack, stroke, etc., etc.This guy still likes his beers and stays very active in his late 60's on the tennis circuit.

Credit history, credit card limits and credit card balances would play a big role when you apply for a loan or credit line.
