Why Can't I Get Funding?

This is the scenario - House was deeded to me free and clear. No liens or mortgages. Deed was filed with the county clerks office Sept 2014. It will be rental property. Repairs $25K, ARV $85K. Will rent for $1,000. House located in stable urban community with active civic club. I have good credit score and history, employed FT, decent salary. Problem is traditional lenders say they need min. 6 mths title in my name. HMLs seem to not want to touch it. Why??? Someone please help me understand why this would not be a good investment for a HML? It's not that I want to do a HML. I'm just trying to get a tenant in ASAP. What are my options?
