I will add a subject to provision to review the HOA financials, board minutes, and disclosure of any legal documents pertaining to the HOA.

I just haven't figured out the best approach to document that arrangement.That being said, I haven't investigated leveraging other lenders via white paper or brokering loans, primarily because I like the returns and the relationships.Jeff,  Thanks for the suggestion for AAPL.

Your best bet would be to hire a hygenist to come in and review / do sampling to see where the mold exists and they also could get you proposals from remediation companies on the cost to remove the mold.

Building (additions & alterations) - review your condo declarations and bylaws. 

I'd suggest getting a single family home without HOA and something that needs cosmetic reno for your first investment property.
