The best way to be sure you are not leaving money on the table and paying more in taxes than you need to pay is by getting a no-cost pre-analysis from a reputable company.

If you don't have cash, find a reputable hard money lender in your area and get a prequalification so you know exactly what you qualify for before hunting for your own deals.

Otherwise, if you don't leave anything for them and make a massive margin that is almost larger than there's you can get into some trouble with your reputation for being unethical. 

AND had to pay 3 pts to get a 6.125 interest rate....I didn't really shop around due to urgency of having to make a decision, so I went with a highly reputable lender.Sticker shock!
