It makes it easier (legally) to build an ADU and provide a means to rent it out or have family stay there.

Rent grow being 3, 4, 5% with expense growth being the the same or even less than the rent growth.

Or if they have clients who would LOVE to rent right next door saving the trip and trailering of horses.

Their rent covers about 2/3 of our monthly expenses.

For residential, compare the actual rents (*not* rents suggested in a proforma) with properties currently for rent and with historical rents for similar properties using sites like Zillow and Rentometer.

I tried to reach out on the 16th to see if they were going to have the rent ready on the 18th but never got a response. 

I have seen cases where it hurt the value and in some cases where it helped rents.

I thought if you rent < 7 days avg it was a business instead of a rental.
