If you try to convince them that it's not a law, they will think you're lying.Even if it's not legally necessary to have, I'd add the wardrobe or armoire and, if questioned, then you tell the buyer that it "complies with the regulations" and move on.

Also, VA loans, buyers can not be charged any admin fee per VA regulations.
