It is simple a notice to them stating that you have not received their rent, and yes, language is in it, stating that IF (and note the word IF) rent is not received in my office on or before whatever date your state law says you can file that Notice to Quit, then you will have to take them to court.

Waste of time for an agent to anything more than put you on their Top Producer daily e mails .Which if you don't know what top producer e mails are you should start there .. most agents will do this for you over the phone.. it will give you an e mail each morning of new listings that meet your criterion.  

Hey I have a quick question.. in my county (Prince William, Virgina) I went down to the courthouse this morning 12/10/15 to ask if I could get access to these probate files.

That will give any papers filed against that owner/property (like a mortgage) Anything that has been discharged (like a mortgage) should also be recorded.

Plus if your a top producer in our market your busy and your knocking down 300 to 500k a year who needs the headache of a rental that makes you 100 a month or 200 a month you just piss that money away any way.... so I know my view point is a little skewed
