Sorry to say that.If I were you, I might think about getting in a better financial position to get that place rather than stretching so much right now.Who is doing the full management for 10%.

Local REI meetups tend to be a good option to find good PMs (especially high touch MTR PM). 

If they plan to buy it outright, you could just do a lease option, possibly.

One perk of working with a solo operator is that there ARE options. 

Obviously, lowering the fee and raising the rate is an option but that feels a little bit like spinning my wheels.At some point, if I'm dropping my rates far enough to compensate for a high cleaning fee, we get into the conversation of "is it even worth it to rent it at this rate and risk property damage, 4 star review, etc".

If you are looking to B&H than Cape Coral may be a better option as home prices are still decreasing and it is a great time to buy.
