I believe I found a somewhat unique opportunity to purchase a current investors portfolio of properties. 

The forecasted future IRR may be fine and continue to meet an investor's criteria...but most investors do not subject their existing portfolio to the same criteria as their acquisitions.

Now we are looking at getting into growing ourselves and our real estate portfolio.

If your credit is low, it will be difficult to apply for any loans to use as a down payment for hard money or portfolio lending and may even drop your credit score more, bringing on new debt.

This was one of the many books I've read as I continue to build my portfolio and it was very informative for me.  

Most investors tend to start with cash and build a portfolio from there.

Collecting SFR is fine for cash flow, but very difficult to sell your 7 figure portfolio.

In June 2018, the company made their first foray into the MHC space, acquiring a 14-asset portfolio for $172M.
