I only really know Fort Lauderdale and pockets of Hollywood. 

working backwards from 1% the property should be in the 340K range to be in the ballpark.  450k is overpriced.Keep looking, and doing the math on every deal you see to get used to the numbers.also, do the numbers both ways  4 x 850 (to see future investment cash flow when you move out), and 3 x 850 to understand how much out-of-pocket will your contribution to the mortage be (if any).don't forget to factor in property management cost, even if you plan to manage it. 

I purchased three 4plexes with lots of boiler issues, but I didn't account for that cost when underwriting the deal, so I had to pay nearly $20k out of pocket. 

You can fix and flip without any out of pocket money if:1) you find a great deal, and 2) receive 100% hard-money.What I recommend is that you find the great deal and JV with another experienced rehabber. 

If I do it that way, I will limit my out of pocket expense. 

I envision little pockets of appreciation around each metro stop.

Of course I’m active duty and I’ve lived in that area three different times.
