My last years accountant made it sound like filing by myself would be easy this year as sole owner but I’m stumped on which forms my father and I need to file. 

Also, yes it is a tenant friendly area but that is also a bit overblown since evictions are very low here in san Diego, last I checked it was less than 1 out of 100 and in areas around the country where evictions can happen practically overnight, some of those areas can have extremely high eviction rates especially a lot of those areas with high poverty rates.

I just spoke with Steve Lansbury VP of underwriting at Freddie Mac last Thursday at the MFE conference in Vegas and he said that they no longer have issues with STRs as long as it's under 10% of total units and that they would be willing to discuss it on a case by case basis. 

Unless it is your last home, buying another primary residence and using the previous one as a rental is a great way to build wealth through operating income properties.4.
