My lesson learned was, if there is a very strong pet smell in the unit upon move out, (or they had a couple of cats) I would pull the carpet and pad and and drop in an ozone machine over the weekend.

They could have asked for that for illegal discrimination reasons, or they could have asked because they have been lied to in the past about pets or number of people who will be living in the house.  

Contemplating all future rentals will be no pets whatsoever.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I think I want to evaluate the individual's rental history -- at least regarding property damage, pet problems, etc. -- and I want credit information for the company.

In Oklahoma, I've been told we aren't allowed to "require" the tenants have renters insurance unless they have a pet.
