One side is rented to a family that had bad credit (medical bills), no rental history (lived with parents), but have been there since May and have been great!

I am in contact with the tenant’s parents, they have been paying rent, but obviously this is not ideal for them and can’t do this forever.

Understand there's a ton to consider here, just  looking for ballpark estimate for now.Financing - We have about $50k of cash and great credit between my parents and I.

I am assisting my parents with there first rental property and helping them screen tenants.

@John WhiteI don’t know about mobile home parks, but the home my parents have is 40 years old and has never needed the septic tank pumped.

College kids party a bit but they (or their parents at least) are usually worried about their credit score & will pay for any damages caused by said partying.

I have purchased rentals from my parents and in-laws when they got tired or couldn't manage them. 10 year payment plan at a reasonable interest rate.

I find that very few households can afford to live off of a one parent income.
