The house is paid for, what do you guys think about approaching the owner to carry the note while we complete the construction? 

I'm sure your mortgage still needs to be paid.

Here in AZ, title companies have many resources for agents like open house guest registers, free marketing materials to use, and other online tools. 

The refinance closed today and we simply just paid off my parents existing loan and closing cost.

Also, when making offers, especially on-market offers at >80% of list price, I ask for a flat amount of closing costs to be paid by seller.

Happens, as does lack of due care for those who come after us - little you can do about that at this point.(2) Confirm with the former owner (in writing) that the original deposit was not in any way "adjusted" during the original term or the month to month period thereafter.(3) Confirm with the tenant (in writing) what amount the tenant paid for the SD.  

I assume I can easily NOT renew a lease if I am moving into the unit as owner occupied and the tenants shouldn't be able to fight it.Thanks for all advice and anyone who would like to connect online or in person for a drink and to talk REI.Scott
