to sum up what was posted above - lots of leg work, but you also need the experience. how do you get the experience?

There are enough horror stories of companies holding domains hostage, charging an arm and a leg for renewal, etc that it just isn't worth it.

Funny thing though, no matter what happened, I always woke up the next day with my arms, my legs, my hands and eyes, my prior knowledge, a little more experience, another interesting and sometimes funny story and even when I lost money, things always worked out OK. 

I'm still learning which neighborhoods are better but the fact that it is so close (60-90 minutes) to LA and Orange Counties makes it s unique investment opportunity.

The Tenant Section 83.52, F.S.A tenant, at all times during the tenancy shall:Comply with all building, housing and health codes and keep the dwelling clean and sanitary.Remove garbage from the dwelling in a clean and sanitary manner.Keep plumbing fixtures clean, and in good repair.Not destroy, deface, damage, impair or remove any part of the premises or property belonging to the landlord, nor permit any person to do so.Conduct him/herself, and require other persons on the premises with his/her consent, to conduct themselves in a manner that does not unreasonably disturb the tenant's neighbors or constitute a breach of the peace.Use and operate in a reasonable manner all electrical, plumbing, sanitary, heating, ventilating, air-conditioning and other facilities and appliances, including elevators.Seems you've got a leg or two to stand on there.Send them a certified letter stating they must comply or you will evict under this section.

In fact my HML checks to see if there is adequate coverage should someone sue you say if they slip and fall and break their arm and leg.

I've found that just being an active member on BP gives you a much bigger leg up than most of the investors out there.
