So you have that covered, but no room for a running toilet, sink leak, yard cleanup at turn during fall months.  10% may be closer, and definitely more conservative.Then as Tim mentions, you are missing out on about $300/mo, maybe more, of CAPEX items (when I ran an analysis of my SFRs, it works out to about $400ish per month to address all issues over their FULL useful life).
