Blogs and forums make it sound like every top producing loan officer was getting a little something something, but when it comes to investigations, there has not been a whole lot of evidence that this is happening.I find it pretty much impossible to point to evidence of kick-backs unless somebody is whistle blowing, because where would these payments be reflected in any of the loan docs at closing?

My LLC will be a Washingtons State LLC, so I'll contact their Secty of State's office & find out.Re: comingling of funds...If I keep a separate checking account (net necessarily designated as a "business" account, but registered to the LLC), pay all bills out of that account, deposit all rental receipts into that account & take monthly "owner's draw" do you think I'll be ok?

This is not to say that an atttorney could not investigate and track down the owner, etc, but it would take many, many hours at $300-$400 per hour which will add up to thousands of dollars for the party wanting to find out the owner of a property held in a land trust.As far as getting "ratted out", their is a process/procedure to choosing your Trustee, and even if the trustee was looking to "screw you", there are many safeguards in place to prevent that.
