Hey @Brian H. we run a 100% all cash private money fund based in Charlotte, NC.

Conventional lenders will not do reverse lending but portfolio lenders like private lenders and community banks that invest locally and hold their own notes have no problem with these at all.

I called tenant to inform them of change of ownership and that I’d be serving them a 60 day notice to vacate.

I’m under contract for a private purchase of a SFH in South Philly.

Should I give her 30 day notice to vacate (her prior lease legally sais I can do that) or put a pay in 3 days or quit notice on her door to try to get the rent for September.
