I may partner with some of my vendors or employees, or if it really needs a minimum, I'll do the painting and cleaning myself and sell it for a commission on the purchase AND the sale plus my net profit.

Another classic.....I still cant believe some of the colors people paint thier freakin' rooms.....lolol

So... do I paint now, or wait until I'm ready to sell and paint later?

I had this vacant that just wouldnt move and got terrible feedback until I rented some furniture from a rental place (for 3 ms - $1400), and then I came in and put up some paintings (from home), set up a a bottle of wine with some glasses, put some flowers out, candles...etc.

As far as painting goes, I usually link upgrades to rent increases.

Bad smells, needs new paint.. no big deal and easy/cheap to fix.

Keeping in mind that I am fine with new paint and carpet or minor repairs but I am not comfortable rehabbing an entire house. 

every project is different and will take different lengths of time. i will tell you that most rehabs with a kitchen and bath, full paint job and flooring will run past 2 months. its waiting for the contractors if they show, inspections, weather, material deliveries etc.
