As Jack mentioned, small multi-family units are around but not the norm in Maryland, and the ones that are around were typically built as single family and converted to multi-family.

One option is to have a local attorney there be the agent.

I then moved on to non-owner occupied small multi family deals, eventually using private financing.

I am going to go check them out for an OOS investor this weekend.This specific area is primarily large apartment complexes and small multis, with B class SFR subdivisions directly North of that.

I think owner occupied primary home financing can be some of the most favorable terms out there, especially with the low down payment option.

I wouldn’t discuss with tenant until I knew best options available to me.
