That way only your residents will have access, avoiding a LOT of potential problems; you can better regulate the use of the spaces (vehicle parking only; no "living" space; no hazardous material storage); and you can inspect them yearly along with your unit inspections.

I found a post on White Coat Investor about using multiple 401(k)s via a SoloK or some combination thereof with an employer 401(k) to allow one to defer more than $132k (I'm married) into retirement vehicles.

I would be planning for a few things to go wrong during the year as well.Here are a few that I have experienced:Roof suddenly started leaking ($1600 to repair just that section)Fridge went on the fritz (Replaced it - $460 includes delivery and setup)Furnace motor went bad ($400)Plumbing issue #1 ($220)Plumbing issue #2 ($300)Plumbing issue #3 ($245)I haven't been able to get any tenant ever to do any lawnmowing or snow removal, so I was thinking of farming that out also...Basically what I am saying is that you should be financially prepared for any problems that pop up, that's all.

After becoming debt free and selling almost everything I have and have worked for I should have around 5-6k per month in liquid finances after child support and I want to use real estate investing as my investment vehicle.
